The 144,511-square-foot Quorum Business Park is located south east of downtown Charlotte, North Carolina.  The buildings consist of four multi-tenanted flex buildings and one four-story "Class-A" office building.  The buildings were constructed from 1985 through 1989 and are situated on 13.5 acres.  Quorum Business Park originally consisted of seven buildings and attempts will be made to purchase the remaining two buildings.  

LOCATION
Quorum Business Park is located at 7520 East Independence Boulevard about midway between downtown Charlotte and the soon to be constructed 485 beltway. This area is known as the Crown Point/Matthews office sub-market. 

GOALS
It is the Partnership’s goal, over the holding period, to increase the net operating income of the property by offering the tenants an attractive office environment. The property is in excellent condition, has curb appeal and is believed to be well positioned within the market.  The Partnership believes the property can produce attractive operating cash flow and be sold at a gain.

The General Partner will determine when the property will be sold and will continually evaluate an appropriate sales strategy. The timing of the sale will depend upon the condition of and prospects for the multi-tenant office market, value of the property, need for property repairs and due date of the loans.
